Tear-off, deck inspection, permits, and a new roof. Tile or asphalt. This is the path we recommend least often and the one that pays us most, which is exactly why we only recommend it when the roof has actually failed.

- Inspect and document why replacement is the path.
- Price tear-off, deck repair allowances, and disposal.
- Pull permits. Meet Building & Safety on Title 24.
- Tear off, inspect the deck, replace what failed, and install the new roof.
Tile versus asphalt
Tile and asphalt are different jobs. Tile often means underlayment, broken tiles, and flashings. Asphalt means a full tear-off and a new shingle system. Repair can still be the right first step, and we will say so when it is.
Title 24
Cool-roof requirements depend on your roof's slope and climate zone. Low-slope roofs are regulated statewide; most pitched shingle roofs in coastal Ventura County face only a modest requirement or none. We confirm the exact requirement with Building & Safety on every job.
Solar is a real cost
Panels come off. They go back on. That labor and any electrician time belong in the proposal, not in a surprise invoice.
It is also the cost a rejuvenation avoids. If the shingle under your array still qualifies, we cover the panels and treat around them, and the array never gets unbolted. Worth asking before you replace a roof under solar.
