Commercial and low-slope roofing
A flat roof is not a pitched roof with less pitch. It does not shed water, it manages it, and almost everything that goes wrong with one happens at a seam, a drain, or a penetration rather than out in the field.

Coat it or tear it off
For most owners this is the whole decision, and it is a capital question as much as a roofing one.
A restoration coating
A continuous elastomeric film over the field and every lap at once, which is the point: a low-slope roof gives up at its seams, and patching seams is a subscription. It is a fraction of a tear-off, it goes on without emptying the building, and it adds reflectance the old surface does not have. Where water genuinely stands rather than drains, that film is silicone rather than acrylic.
It needs a sound deck underneath. A coating over a wet or failed substrate buys nothing.
How restoration coatings workReplacement
When the deck is gone, the insulation is saturated, or the assembly has been patched past the point of being one system. Tearing off is the honest answer then, and no film will change it. On some buildings the replacement is a metal panel system rather than another membrane.

How we work around an operating building
- Your hours, not ours, where it matters. Work over occupied space, anything with odor, and anything that needs the parking spaces gets scheduled around what happens underneath it.
- Access planned before the day. Where the equipment stages, where the debris goes, which doors stay usable, and who needs a key or an escort.
- Rooftop equipment is part of the scope. HVAC curbs, condenser stands, conduit runs, exhaust fans, and the dozens of penetrations they bring are exactly where low-slope roofs leak. They belong in the proposal, not in a change order.
- Findings written for whoever signs. Photographs and plain language, so an owner, a manager, or a board can read the file without a roofer sitting next to them.
Title 24 applies to you more than to a house
Cool-roof requirements depend on your roof's slope and climate zone. Low-slope roofs are regulated statewide; most pitched shingle roofs in coastal Ventura County face only a modest requirement or none. We confirm the exact requirement with Building & Safety on every job.
Which in practice means low-slope commercial work is the category where the requirement actually bites. We confirm the specific one for your building before the scope is written, rather than discovering it at inspection.
Maintenance is cheaper than any of this
A low-slope roof with a drain nobody clears and a seam nobody looks at will find the budget eventually, and it will pick the timing. Scheduled visits, with photographs each time, are the least expensive line item on this page by a distance.
