Most of our work is single-family houses in Ventura County. The job is usually not to sell you a roof. It is to find out which of a few very different answers your roof actually needs, and then to say it out loud.
Four answers, and the roof picks
The difference between the cheapest of these and the most expensive is very large, so the order matters: we get on the roof first, and the recommendation comes out of what is up there.
Rejuvenate
The shingle is aging but not finished. A soy-based treatment soaks in and gives it back its flexibility. Asphalt shingle only, never tile, and it goes on with your solar array bolted where it is.

A restoration coating over the shingle: a continuous elastomeric film that a reinspector can see, and a chance to change the roof's color if an HOA is asking. It is not a new roof and it does not reset the install year.

When the shingle has worn through to the mat, the deck has gone soft, or the underlayment beneath your tile is done. Asphalt, metal, or tile, torn off and rebuilt properly.

Plenty of roofs need nothing this year except the debris out of the valleys and a cracked pipe boot replaced. That is a real recommendation and we give it. If you want it on a schedule, that is the maintenance plan.

A letter from the insurer
Non-renewal over the roof's age, or a FAIR Plan citation with a deadline on it. This is the most common reason people call us, and it very often does not require a replacement.

Replacing a roof under solar means paying the solar company to pull the array and set it back. A treatment does not: we sheet the panels, treat around them, and nothing gets unbolted.
How we work around an arrayA stain on a ceiling
Usually a flashing, a pipe boot, or a valley rather than the field of the roof. A leak is a repair question first and a replacement question only if the repair answer comes back badly.

Manufactured and mobile homes are their own kind of roof — low slope, metal panels, carports, and a park office that wants the scope in writing before anyone starts. We work in the parks and we treat those roofs as their own category rather than a smaller version of a house.
