We work on manufactured homes
Mobile home parks and manufactured-home communities are a real part of what we do across Ventura County, not an exception we make. The three paths are the same — rejuvenate, resurface, or replace — but the roof over a manufactured home is built differently, and treating it like a tract house is how one ends up with the wrong system on it.
What is different up there
Slope
Most manufactured homes are low-slope, and some sections are flat outright. Slope decides everything that follows: what can shed water on its own, what needs a continuous film instead of shingles, and what Building & Safety will ask for.
Substrate
Original metal panels, rolled asphalt, a single-ply membrane, or composition shingle on newer units and on re-roofs. Each one takes a different product, and only one of them is a Roof Maxx candidate.
Where they actually fail
Seams, fasteners, and penetrations. A metal panel almost never fails in the middle of the panel. The leak is at a lap, a screw that has backed out, a vent, a cooler, or a skylight curb.
Weight
There is less structure to spend than on a stick-built house. Whether we can work over the existing roof or have to take it off is a real question on a manufactured home, not a formality.
Heat
A dark, low-slope roof over a manufactured home gets punishing in a Ventura County summer. A reflective film is the one change homeowners here tend to notice from the inside.
Which path your roof takes
We get on the roof and look before any of this is decided. The substrate and the slope pick the path, not what we would rather sell.
Composition shingle, still sound
Manufactured homes with asphalt shingles qualify for Roof Maxx on the same terms as any other roof. Same treatment, same warranty, same inspection before we touch it.
How rejuvenation worksMetal panels or low slope
A reflective acrylic or silicone film, chosen by slope and by where the water actually sits. This is not Roof Maxx, and it is not the composition Roof Coat either. Oil belongs in a shingle; a panel roof needs a membrane over the top of it.
How coatings workPast saving
Soft decking, water already inside, or a structure that will not take another system. We say so, and on a manufactured home that conversation includes weight and what the park allows.
How replacement worksCool-roof requirements depend on your roof's slope and climate zone. Low-slope roofs are regulated statewide; most pitched shingle roofs in coastal Ventura County face only a modest requirement or none. We confirm the exact requirement with Building & Safety on every job.
Working inside a park
Approvals
Parks and 55+ communities often want a uniform look, and many want the work approved before it starts. Our scope and color go to you in writing so you can hand the same page to the office.
Access
Units sit close together. We stage off the street where we can, keep the walkway between you and your neighbor clear, and pick up at the end of the day rather than at the end of the job.
The parts attached to it
Carports, awnings, and porch covers are part of the roof conversation. They are where a lot of the water goes and where a lot of the leaks start, so they get quoted with the roof, not after it.
The letter arrives here too
Manufactured homes get the same non-renewal and condition letters as everyone else, and the same thing clears them: a licensed contractor on the roof, a written record of what was found, and a completion package afterward.
